Each bedroom has been luxuriously appointed with all that you need for a peaceful night sleep, leaving you refreshed and ready each beautiful morning in this, the most stunning of lakes.Private parking is available for guests and the center of the ancient town, can be reached easily by foot. Here guests can enjoy exploring the narrow medieval cobbled streets which lead down from the elevated residence to the lake front center which enjoys a variety of highly recommended Italian restaurants, wine bars and cafes.The property comes with a large garden and 2 terraces and private on site parking.Guests will be met in the village and taken to the property.We are located about 4 mins drive away from the heart of the village with narrow cobbled lanes and archways, past the local panifico with aromas of freshly baked bread and leaving you in the middle of the Piazza where you can get fantastic ice cream made on the premises at Zoës. The village has a small mini market to provide you with all the basics .There is a bank with international cash machine, a small harbour with marina, fishing tackle shop, cable-car station ,to take you into the mountains to the village of Pigra where you can have the experience of Como from the sky (cable cars run every half hour with a break from 12- 2).The village has its own pebble beach with an adjoining pizzeria where you can hire sun loungers etc. or fish to your hearts content. There is a small food market in Argegno on Monday mornings where you can get fresh meat, fish veg and locally produced cheeses. There are numerous small bars in the village and a fantastic selection of restaurants and snack bars and in the surrounding areas (La Grillia 2km up the road that the property is on,is one of our favourites with great value in a beautiful rustic Italian setting).Café Colombo is a tiny beautiful wine bar in the corner of the square with Italian ‘tapas’ and snacks available all day and a great Happy Hour (Free antipasti )at night. .There is a new restaurant, recently opened in the village piazza beside the fountain, called La Piazzetta which serves a wide selection of food from pizza (best in Argegno) to fine dining i.e. fresh tuna tar. The owner Christian is very nice and will try to cater for all your dining needs. Others restaurants we recommend are, Villa Belvedere, beside the ferry port and Crotto dei Platini (3 mins down the road towards Brienno).These are situated on the Lake with fantastic food in a magical setting. A delightful new wine bar Enotica Argegno is only recently opened with a fantastic range of good wines available very cheaply. This also serves free antipasti in the evening. Next door there is a pub called Il Covo which stays open till late and is a popular destination for the younger generations.The village lies on the main lakeside road and therefore is on the main bus route up and down the (website hidden) also has a ferry port stop for passenger ferries (both slow ferry and hydrofoil) and these are a great way of seeing the lake which is at its best when viewed from the water. You can get daily rambler tickets so you can hop on and off at your leisure.Bellagio is one town not to miss. Taxis are available from La Piazzetta restaurant in the village Public transport is both inexpensive and reliable and runs very frequently.Car hire is recommended as you need to explore the lake to optimize your time there although we prefer to laze on the balcony with a bottle of locally produced Prosecco and just watch the world pass by.

House RulesHouse Rules are provided at the Property to ensure that Guests andVisitors know and comply with the specific Rules governing theirpermission to enter and occupy the Property.1 General requirementsa) Guest and Visitors must comply with all House Rules, By-Laws and instructions from theManager and security services during their stay; andb) Guests must notify the Manager of any disputes or complaints from neighbors as soon as is practicable.c) Exterior lights should only be used when needed and should be turned off at all other times.2 Noise and Residential amenitya) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm – 8am and during arrival and departure at any time throughout the occupancy;b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions;c) Guests and Visitors must not engage in anti-social behaviour and must minimise theirimpact upon the residential amenity of neighbours and local community.3 Guests & Visitorsa) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times.b) Guests are responsible for ensuring that Visitors comply with these House Rules.c) It is a condition of this booking that there are no more than the listed number of guests guests on the reservation form, staying in the property. Any more guests than this will constitute a breach of the booking and will result in immediate cancellation.4 Gatherings or functionsa) The Property is not a “party house” and any such activities are strictly prohibited.b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.5 Parkinga) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; andb) Parking arrangements at the Property are as follows: This will be shown to guests upon arrival. This space is large enough for 2 cars.6 Garbage and recyclinga) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) and excess rubbish must not be left in public or common areas.b) Garbage and recycling arrangements at the Property are as follows: All refuse must be removed prior to departure. Failure to remove all refuse will result in some of the security bond being withheld.All refuse must be put in large green wheelie bins, which are positioned about 300 yards from the property. Refuse MUST NOT be left at exterior gate as this area is private and for residences only. 7 SecurityWhenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.8 Cleaning Property will be cleaned before arrival and again upon departure. 1 bath towel and 1 hand towel are provided per guest. Extras are available for rent at a cost of €1.50 per towel.1 set of bed linen per bed is provided. Extras are available for rent at a cost of €15 per bed.Clients wishing for extra cleans can avail of this service for €150 per visit. This will include a change of linens and towels. 9 Deck and balcony areas.Sun Shade ( Parasol ) should be taken down when not in use as storms can blow in very unexpectedly and cause damage.All exterior cushions should be taken in when not in use for the same reason. 10 WiFi Internet access (by 3G dongle/3G router) is available @€35 per week or part thereof and must be pre-booked.Data limits apply .Internet available by way of 3g network (Wifi router can accept up to 5 devices) . Please note that as Como is a mountainous region with much electrical storm activity therefore signal quality/speed can vary. Data limits of 2gb per week apply. Please note that video streaming and other heavy usage is not recommended as this can use up the weekly data allowance very quickly.11 SmokingSmoking is not permitted indoors. 12 PetsPets are not permitted.13 BBQBBQ Area is to be cleaned after use.14 Damages and breakagesAll damages and breakages must be reported to the Manager.15 On departure arrangementsArrangements for keys, security, dishwashing, rubbish, etc are: Agent will call before 10am to inspect property and check out. All refuse must be removed from the property and disposed of in the many large green dumpsters along the roadside. Do not leave refuse outside the gate.We do ask guests to fill the dishwasher and turn on a short cycle upon departure.16 Emergency ContactIn the event of an emergency relating to the Property, please telephone David on (phone number hidden) Compliancea) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.
